Tenant Relations

We are dedicated to 24 hours a day, 365 days a year availability to your tenants. We add no additional fees for after-hours calls.

Renovations

Whether it’s just a fresh coat of paint or a full renovation, we charge just $35/hour for our services. Materials will never be marked up.

Leasing

Enjoy REALTOR® expertise for leasing your units. We charge only 70% of one month’s rent versus the industry norm of 100% of one month’s rent.

Buying & Selling

Whether you are buying or selling, we keep more money in your pocket. We offer our clients a reduced listing fee of 1.5% compared to industry norm of 2.5%. And if you’re buying? We will find the perfect property to grow your portfolio.

Maintenance

Just because a tenant isn’t calling, doesn’t mean we don’t have eyes on your property. We perform monthly exterior visits of each property, deliver salt and sand, ensure your properties are safe, and always looking their best.

What are your management fees?

We charge a competitive 10% of gross rents collected.

What do you charge for renovations?

We are able to complete most renovations in-house, which keeps cost down for you. We source materials and charge you at-cost (no markup!) and receipts are provided for every job. In terms of labour, we charge a low rate of $35 per hour, compared to $50 an hour at competitors.

We made it our goal to use real estate to become financially independent, which we achieved at the age of 30. We’ve used our proven systems and expertise to get us there, and now we want to bring other investors along with us on their path to financial freedom.

What’s included in the management fee?

We strive to include more than anyone else in our 10% fee, from our 24/7 support line, drafting and serving notices, monthly property checks, yearly fire safety checks, obtaining contractor quotes, replacing lost keys, delivery of salt and sand, and more.

What are your operating hours?

24 hours a day, 365 days a year. That’s right, even on Christmas. We are always on call for your properties.

What do you charge for leasing units?

We offer our property management clients a discounted leasing rate of just 70% of one month’s rent plus HST. Compare this to the common 100% of one month’s rent plus HST. That’s 30% back in your pocket, keeping turnover costs even lower.

Family-owned and operated, Chris and Jen Dalton know real estate. As investors themselves, they own seven rental properties in Sudbury and have managed their own properties and renovations expertly, whether on their own or with trusted contractors, they bring a combined 23 years in renovations and real estate to your investments.

Chris also manages day-to-day tenant relations providing exceptional customer service.

Jen brings over 10 years of real estate industry experience to Big Nickel Property Management where she utilizes her experience and knowledge to guide investors when purchasing or selling rentals, as well as putting her personalized leasing strategies to lease units expertly to get the best tenants and the highest rental rate for investors.
